Hello Inspector Casey Slaten, I recently purchased a home in Palm Springs. You inspected this home for a realtor on 09/23/2021. Upon taking occupancy I was attempting to resolve some issues. In the process I questioned several items on the inspection report. There were 2 gas leaks to the water heater in the garage not identified in the inspection report. $200 to repair those. Heating unit in the north closet was rated fair? It was rusted completely through causing a massive leak in the closet causing the major mold problem you identified. Working? A new heater had to be purchased and installed. The drain in that closet drained uphill also causing water to back up into the closet. My contractor found a code violation in that closet and could not replace the existing water heater. A smaller and new water heater needed to be purchased to resolve the code violation. A proper distance did not exist between the units. Very costly repair for me. I turned the oven on in the kitchen to prepare my dinner. The oven turned on but it did not heat up. A $75 charge to identify the problem and now I wait for the part and repair so more costs. A cabinet in the kitchen is broken. The door doesn’t even close. The shower had several areas needing to be recaulked . I’m disappointed these things were not identified in the inspection report. I did not budget for these increased costs.
This is the letter I wrote to Casey and there was no response. Since this letter to Casey more concerns have surfaced. There were no transformers on the property and the electrician discovered no wires were connected to switches to control outdoor lights so it was not possible to turn on yard lights. Casey’s report showed a yard light but I have no idea what switch he used to turn the light on. Perhaps he saw a light in a different yard? Casey does needs credit for noticing all the doors that were missing door stops. Door stops yes but code violations no. I have pictures.
