5 Stars for honesty, setting proper expectations & providing a number of options for us to choose from... & ultimately helping us qualify for a loan program we never thought was an option. I'll explain how Niki & the FCM team helped save our home purchase deal.
First Centennial Mortgage's help was exactly what we needed. We had a terrible experience with a different lender that missed our closing date twice... and ended up not being able to work with us... Needless to say our home purchase was about to fall apart, when our Title Agent recommended that we give Niki Cantrell a call. We could at least get some perspective about this other lender & why they were having problems. After a 30 minute phone call she did a quick assessment of our situation & educated us about the roadblocks we were going to face, and gave us a realistic expectation of our options. Needless to say, with Niki's help, we were able to salvage the home purchase (including our earnest money) & start the lending process again. She set an estimated closing date and actually closed and recorded on that exact day.
Don't trust any lender... do your homework & find a knowledgeable lending company & agent like Niki Cantrell and save yourself from the unforeseen headaches.
Red Flag Behavior: Our other (inexperienced) lender collected our information & created a file to submit to underwriting. Once submitted, the red flags started. 1st the underwriter was requesting information that was not originally in the file, and then the lender started telling us there was a problem & we'd have to put more money down (5% more)... then they said the interest rate was going to be higher (ended up 2% higher)... then they kept asking us to push the closing date in our Purchase & Sales agreement with the sellers. If this happens to you, call Niki & get things figured out. Needless to say, if you experience any of those red flags... call Niki, you won't regret it.
Our experience with Niki (green Flag behavior). Niki provided us an estimated Interest Rate & Down Payment on a 30 year fixed mortgage with no prepayment penalties. The actual interest rate was lower (ended up .225% lower) & the down payment requirement was less than estimated as well. We signed documents to close the day before the estimated closing date. All around great experience, this is why I highly recommend Niki & the First Centennial Mortgage Team.
