We are considering buying a home in Tiburon, and our broker contacted Michael Delehanty. He is absolutely the best person you should consider if you plan to buy or sell a property in the Bay Area and want an inspection to be done. Michael is extremely knowledgeable, and he took the time to check everything inside, outside, top to bottom. I learned a lot from Michael as he explained everything in clear language. Once the inspection was done, we received a very detailed report complete with photos, recommendations, and findings. I also wanted to mention that when I first met Michael, I immediately had a great feeling. He is a good and pleasant man to work with. Additionally, the person who scheduled our appointment was Michael’s wife, and like Michael, she was very friendly, joyful, and made me feel welcomed. We will be selling our current home in a few months and will for sure use Michael. Thank you with all my heart! If I could give Michael Delehanty INC 100 stars, I would. Je voulais aussi mentionner que lorsque j'ai rencontré Michael pour la première fois, j'ai tout de suite eu un super feeling. C'est quelqu’un de très agreable. De plus, la personne qui a pris rendez-vous est la femme de Michael et, comme Michael, elle était très amicale. Nous allons probablement vendre notre maison (si on achete celle de Tiburon) et nous utiliserons certainement Michael.
I didn't even meet Michael, and the least I can do is thank him here, publicly. He prepared an inspection for a home buyer that bid over us on a property. But, the gent that beat us out apparently didn't tell his wife about the home purchase (no... really. how's that go, "Hey honey, how was your day? Yeah, Also, I bought a house for us?")
So when the previous bidder moved on, we luckily got the 2nd spot, and were able to move on the property (which is an insane story - about 12 different things had to fall into place for lowly people like us to score!).... and that meant we were privy to Michael's inspection, and it afforded us a sneak peak into our future trials and needs as owners, without having to actually hire our own inspection. In fact, Michael's inspection was so complete, and so detailed, I couldn't see why we wouldn't trust that report. It ran about 60+ pages, and was concise, clear, and detail oriented. It also explained the vernacular and conditions perfectly, so even someone with no prior construction or building knowledge would be able to be up to speed on how everything works, and the conditions, within a quick read.
He adds a detailed summary page that was incredibly helpful, and something I will obviously refer to for a long time. He took very detailed photos, which also meant he was crawling all over the place, even hard to reach nooks and crannies.
I cannot thank him enough. I've seen other home inspection reports - not too detailed, sloppy, etc. This was beautifully typed out, and easy to read.
If you are wondering whether you should do the due diligence and get a home inspection, you need to stop the inner monologue and just do it. And since you have decided to get a home inspection, call Michael at Hacienda. The words "consummate pro" apply.
