I had called around to several local inspection companies to get prices and settled on Kretzschmar. Be advised that while cheaper than most others, you get what you pay for. He arrived on time and was very nice. But for a larger home, it didn't take as long as my previous home that was half the size - it should have been an indication of his thoroughness. I got my report the next day - super fast considering how comprehensive it should have been. We were super pleased with the quick response time so we could move escrow along. We closed, and took 5 weeks to remodel while living at our previous residence. When we moved in a few days ago, I went to use the laundry room sink, and there was tons of spray back. I shut it off, and loved under the sink and was shocked to see an insane amount of mold underneath due to the faulty faucet. If the faucet had even been tested for a second, this should have been discovered, and we could have requested a repair. I contacted Kretzschmar as soon as we made this discovery. His response was that the house/under the sink was extremely cluttered and he never moves an owner's belongings. The house was completely vacant when the inspection was completed as the owner had moved out 6 weeks prior. The was definitely no clutter. Then he said he used a cloth to check for a leak? If he had actually opened the cabinet, he could not have missed the mold. Plus, how do you check for a leak without actually turning the faucet on?? It hadn't been used in over 6 weeks! Kretzschmar then referred me to his website where it outlines what his inspections include, inferring that he doesn't inspect for mold. I explained that he didn't need to test for mold - he just needed to do the INCLUDED plumbing fixtures, he would have seen that the faucet was faulty, which would have lead to a discovery of the leak/mold. As home buyers, we intentionally sought out an inspection to help us make an informed purchase by an "expert." We are now left with an undiscovered mess that he is trying pass responsibility for by lying about the condition of the house at the time of the inspection. Super disappointed, buyer beware.
