We finalized our home from Peterson 08/2022 (contract signed 01/2021).
The company who delivered the home hit the two ends together. They blamed the site access, which was supposed to be approved by Peterson Homes (it was never inspected).
M & S Construction completed the zip up. They threw the axles and tires all around the house (in the way for other contractors). We moved them ourselves. They left all of the bolts and hardware from the axles under the house, then applied a plastic vapor barrier over the top. We got a full slab so plumbing/electrical would be easier and had to cut the hardware out in order to roll around under there.
The house was visibly not level from the inside. They used a water level and said it was fine. We ended up leveling it ourselves.
When they joined the ducting for the HVAC system, they did not cut out the plastic covering the ends for transport. This caused us to have no air on one half of the house. We complained about this multiple times to Peterson and Champion, both of whom said it was the other's responsibility and eventually told us it was supposed to be that way. Neither company ever checked the ducting.
After the lack of airflow and pressure blew out a switch on our brand new heat pump (installed with our own contractor), we decided to open the ducting. We discovered the error & cut the plastic out of the ducting (included a pic of the plastic). The ducts work great now & we are out about $800 for repairs on the heat pump.
You should have adequate /noticeable airflow from all of your vents, the vents on one side will blow LESS than the other, but they should still blow enough to feel the heat from a few feet away Joli said this is a common issue so check the ducts!
M & S also completed the outside finishes & interior carpet. They did a good job on the carpet. They did a poor job on the exterior - there are places which were not painted & the trim was not sealed.
One of the door frames was warped and the frame needed to be fixed. Peterson Homes fixed it, but they did not paint the new trim or siding. We asked them fix it multiple times and they did not. A Champion rep noticed that there was still daylight coming in around the door and said the solution is to deadbolt it to hold it in.
Peterson homes hired a contractor to finish the interior trim & paint. He gave us more information about the proces than Peterson did. He said that other companies in the area clean the house before move in. Peterson did not do this. He also pointed out that we were supposed to have a packet with keys and instructions - we didn't get it until much later. He was 10x more helpful than Peterson.
We still haven’t had a 1 year inspection. Champion told us they would get to it this winter, but they didn’t. It likely doesn't matter since there is no warranty anymore.
Regarding the house quality/Champion's side of things. The design is great & quality is as expected for manufactured home.
There are a few quality issues. One of the bathtubs had a drain which was not installed correctly (it looks like it was just set in with no seal). It was a child's bathroom so we didn't notice, it caused a large leak under the house. Champion did fix this promptly. We later realized that the faucets were the same and fixed them ourselves.
There is a ventilation issue in the 2nd bath which we still have not troubleshot.
The bull nosing is poorly done and has crumbled / dented.
The seal on the cabinets is bad and already worn on several cabinets. The seal on the floor/window trim, show & shower tile is terrible & needs to be redone. There is white paint speckles all over the floor and everything else (including windows). The doors and trim are very low mass production quality.
EVERYTHING was visibly crooked, even the sinks. Champion did fix this during final walkthrough.
Overall, I would recommend Champion Homes based on a good balance between affordability (01/2021 cost), design, and the expected quality for a manufactured home. But I would not recommend Peterson Homes.
