When we moved in to the house we were renting from Pickett Property, the yard was very overgrown. We had mowed and weed-wacked a couple times in the 2 months that we lived there. When we were moving out, they sent over our move-in worksheet and photos of how the place was in order when we signed the lease. We immediately looked at all of the photos and comments that were written of the property to see how the yard looked and the comments made regarding the yard. The photos showed an unkept yard with many comments. Some exact quotes were “Grass is tall, work order issued to mow.” “Weeds popping up through gravel.” The yard presented in the paperwork was what we moved into. No one ever came by to mow the grass like the paperwork says. When we were getting the house ready to move out, we made sure to refer to those photos they provided so that we could get as much of our security deposit back as possible because moving is expensive, that’s no secret. We had mowed the lawn a little over a week before we moved out, which Pickett does have record of. So when we compared our current lawn to the photos they provided, our lawn was in better condition so we didn’t feel we needed to touch on it again as there are lots of things to stress over and get done while moving. When we received our deposit disposition, it stated they had taken $1246.90 of our $2275.00 deposit towards yard work. We did leave some weeds that I will admit needed taken care of, but almost $1,250 taken out for that yard is INSANE when we left it better than they gave it to us. When we were looking for yard care services to have the yard professionally taken care of before we moved out, the quotes we were getting were no where NEAR that price. After looking through all their reviews and reaching out to people who have used Pickett Property, Pickett tries any way possible to keep as much of your security deposit as they can.

Ms. Matos is phenomenal. Worked with our challenging remote viewing and document signing, is available with all questions and concerns, and supports us as tenants amazingly.
Pickett Property does have a mandatory Resident benefits package that you must pay for. It may be beneficial for some, but the benefit/cost ratio has not worked out for us. Sadly we cannot opt out of it, hence the 4 star rating.

Pickett Property Management took control of my residence when I had to relocate for work in 2019. They managed my property for 5 years until I recently sold the home in 2024. During the 5 years, they were exceptional to work with. The Pickett team were pleasant to work with from day one. They were able to rent my home almost immediately and at a fair market price. They managed my residence with professionalism by taking care of the tenant and the tenants needs, and were able to inform me with updates along the way. They provided me with estimates for repairs, coordinated contractor work, and gave me monthly statements that were easy to read. I would have continued to use them if I didn't sell my home. I would definitely recommend them to anyone needing property management service.
