I observed Ping's exceptional professionalism and dedication, even though I didn't work with her directly. Her clients, the tenants in the house next door, repeatedly violated HOA rules and created a disruptive situation. In addition, their children frequently damaged the common fence, trespassed into our property, and broke items in our front yard. Despite these challenges, Ping remained responsive, sending lease violation notices and eventually taking the commendable step of visiting them in person. This visit resolved all issues, and the tenants even apologized and fixed what they broke. Recently, these tenants moved out, likely because their lease wasn't renewed or they chose to live elsewhere.
I highly recommend working with Ping for her dedication, professionalism and proactive approach.
I would give zero stars if I could.
I lived in a property I rented from PMP for 2.5 years. When I ended my residence, I was on a month-to-month lease and I followed all of the laws to give proper notice. Despite doing this, after I moved out, the landlord withheld a large amount of our deposit for things that are normal wear & tear, not actually damages.
In addition, PMP withheld money from the deposit to pay for the final water bill, which was fine, except they never paid that bill. I called the water company to make sure the bill was paid after Prime Metropolis Properties kept part of the deposit, and I was informed by the water company that the bill had not been paid. At that point I paid the water bill and informed PMP and they have made no effort to refund us for that portion of our deposit that was withheld. I paid the bill because I didn't want it to negatively impact my credit score. They have also been leaving us hanging for weeks on end over email.
PMP also initially attempted to withheld money from our deposit for things that were the exact same way as they were when we first got the property. After a lot of back and forth, we got them to remove some of the charges from our deposit, but not all of them. For example, they are withholding $25 for the thermostat battery being low (not a dead battery to be clear, just low), however when we moved out, we set the thermostat to the temperature PMP requested and there's was nothing on the thermostat to indicate that the battery was low or having any other issues.
After they withheld hundreds of dollars from our deposit for various "issues" we asked for receipts for the work and repairs and they refused to provide any actual receipts to show how the money they withheld from our deposit was spent. The handyman they used works for another company that is affiliated with, so we asked to see a receipt with the time spent on these alleged repairs, and they wouldn't give us that information either.
I will be filing a claim in court to get my deposit back.
