Super disappointed by my inspection report! I had Ron come out to inspect a home on Lake Sutherland last year during the purchase process to make sure it was a solid purchase. Not only did he show up early so that I couldn't be there for the inspection to ensure he was thorough, which I now think was intentional, but he missed so many things! Here I am a year later dealing with all the water damage issues on structural parts of the home that he should have found per my contractor. Most of them just required more probing with a moisture meter, some were visible with the naked eye. Not only did he miss that the front of house siding was installed incorrectly and water was getting in, he also missed multiple points in the basement where there was wet wood in cut-out sheetrock areas that a moisture meter could reach. He mentioned the open sheetrock in the report stating it was a fire hazard and needed to be sealed up, but nothing about wet wood that showed evidence of moisture damage.
He also missed that the whole chimney was missing from the roof when there was evidence that it existed at one point and must have fallen off based on the bent and broken off parts where the support beams were affixed to it. When I emailed and called him to discuss that about 2 months after the sale went through and I found out my chimney pipe was missing, he never responded -- I literally had to call him from my friends phone for him to take my call and then he just made excuses on why that wasn't in his report. Now that my contractor found all the evident moisture damage, I know that my inspection was not thorough and that this is not an inspector to use.
Don't make the same mistake I did and trust a real estate agent's referral. Since my agent represented both seller and buyer, the report was not made in my favor. My contractor, who also does home inspections, said that Reynold's report was a joke.
