They found me in violation of one of my CCRs. I admitted to it and corrected the problem. A few months later they sent me a second letter saying I violated the rule again and attached the same exact picture from the first letter. I called (which I’m still surprised they actually answered) and they said they sent the second letter by accident and that it was because of their new automated system (how does that even make sense?). They lady never even apologized and she said someone else was going to call which they never did.
I live in a nice neighborhood but it’s no where near million dollar homes or anything. If I were to do it again, I would never ever purchase a home in an HOA community, especially one ran by this incompetent company. Everyone, and I truly mean everyone, in the community I live in wishes Riverside wasn’t the property managers. Every month I pay them to tell me what to do and they do absolutely nothing (I guess if you count falsely accusing people of committing violations that they never did then sure I guess they do something).
Beware!!! It is unbelievable and disheartening how incredibly unprofessional the representative that I have dealt with at this association has been. Kathy has been a nightmare in the way she conducts herself and represents this company.
She has caused us so much grief and anger in her manner in speaking and contacting us, harassing and discriminating. Rather than respecting and protecting, she is demanding and condescending. She even said that she acts this way to get people to listen. I recommend that anybody who is interested in doing business with his company having them represent any association should really do their homework and find out why their ratings are so low.
I would not recommend this company to any association if they intend to have have happy homeowners. As a professional individual I have worked with other property management companies that far exceed the professionalism and trust worthiness that has been displayed by Kathy. I have letters and emails that prove my claim against this company representative and I hope her employer contacts me to discuss my experience. If she were my employee I would not hesitate to fire her immediately on the spot.
This company is extremely neglectful of their responsibilities and unprofessional. They are very demeaning to stakeholders. For example, I once had to meet Celeste at the Greenback Estates clubhouse and her and her associate treated me like I was of below average intelligence even though I was raised upper class and have a masters degree.
They send notices out that are unprofessionally written, sometimes having personal beliefs. They are guilty of selective enforcement. I have been documenting it's occurrence for years if any need for civil case arises. They will send notices of any infractions they can immediately see from their cars in the alley and leave infractions alone that have been going on for years on the other 3 sides of the four-plexes. I received an HOA notice about how my area looked like a jungle and needed to downsize potted plants because I was in excess than what was allowed. Within direct line of sight of my porch, my neighbor also had more than the appropriate number of plants and received no notice.
Maintenance is terrible. They go for what I am presuming are low bidders who do terrible work. They removed part of the carport to find and leak and I have had an open wall watching birds, rodents, and insects enter the building since early April. Their maintenance man never returned to fix it like he said he would. I have emailed Riverside Management several times about the issue. Celeste has acknowledged receiving the emails but has made no effort to uphold their responsibility to maintain the external facade of the building. I've had to resort to working with Citrus Heights Code Enforcement Department on the matter.
If your expectations are horrible service, your time wasted, and misery, this is the company for you.
