As much as I want, I cannot give a recommendation for Sage Home Inspections. Even though Joe was on-time, polite, professional, and very knowledgeable, he missed too many egregious things that I think are unforgiveable.
We had the buying inspection about 2 months ago, and Joe was seemingly thorough -- walking on the roof, entering the crawl space and attic, taking pictures, etc. He mentioned there was one leak in the attic, and based on his assessment of it, we were able to get the seller to pay for repairs and remediation. All good!
Fast forward two months and I get a roofer to come look at my roof because we knew it was toward the end of its life in age. After coming down from the same attic that Joe was in, the roofer showed pictures of FOUR MORE leaks of equal or worse severity than the one Joe showed us. Knowing this would have made buying negotiations much different and likely saved us tens of thousands of dollars.
I am not unreasonable, expecting an inspector to catch every little thing, but missing four roof leaks within ten yards of a leak that you did find is not just a small oversight. Despite the professionalism and efficient job, I cannot say that Joe did a thorough job, and I would not choose to get an inspection with Sage Home Inspections again.
