I watched Sara Miller sell most homes in Tibbett's Station over the 23 years I lived there. I had planned to contact her first whenever I was ready to sell my home. Instead, I listed with the broker who helped me purchase my new home, as I suddenly had to rush to get my Tibbett's home on the market. Big mistake! From Labor Day to Thanksgiving the house languished on the market. Lots of open houses, a few price reductions, and little traffic. I finally decided to make a switch to Sara. She and Karen re-staged my home themselves to make it look more contemporary, warm and inviting. Sara did multiple comps on her own before we settled on a listing price. Though it was lower than I had hoped, Sara pegged the price right as the traffic she and Karen had at each open house was greater than what the previous broker attracted over months of open houses combined. The home sold within a month of listing it with Sara, in spite of the Christmas holidays approaching, within 3% of the listing price.
Had I gone with Sara months earlier my listing would have been at a more realistic price with better staging and marketing. As a result, I probably would have sold at a higher price in September, before 6 months of market decline. Expensive lesson learned.
Sara was also exceptional in her communications with me and with the brokers for potential buyers. She is a delight to deal with and represented me well. I highly recommend the Sara Miller Group!
