I went there on a sunday evening with a friend. There was ample parking. It wasn't crowded. We ordered a Dirty Latte and a Red Bean Teaser. The latte has a bit of sugar in it to my surprise. But it was good. The place has a lot of seats.

This location doesn't seem to be a Ten Ren location anymore, although you will see the interior decor and products being sold with the same Ten Ren settings.

The Ten Ren menu is also no longer available, as whoever took over this establishment only is serving drinks.

Gone are the varieties, and availability that Ten Ren locations once supported. Basic menu items only include a Black or Oolong tea under their milk tea portion. Flavored teas are also available but with limitations. Sweetness level choices are also not available.

Overall, the quality and details are gone by the wayside. Pricing is above average for the quality they are now serving.

This place has been my long-time favorite, the quality has never gone down but the sizes of the regular drinks have shrunk :( I am sad about that but I still think Ten Ren deserves 5 stars
