I highly recommend Z Construction. During 2020, we acquired several bids for a ~600SF home addition that included a dining room, a bathroom, and a bedroom. We appreciated the direct responsiveness of Perry Zender (owner) and his willingness to work with us to keep costs within budget. He also gave us flexibility for finishes. Z Construction had the lowest bid, and we were confident that his company could get subcontractors on site during a very competitive building environment. I'll mention great things about working with Z, and I'll also mention a few things that we would have done in hindsight. First, here is a short list of the things we really appreciated about Z:
Communication: I could always rely on Perry for quick email responses and clear conversation over the phone. He frequently visited the site to check-in. This was also true for the project manager (Chad Davis) along with office support staff.
Quality: I was working from home for most of the construction and I was able to see the project progression. Everyone was efficient and on time. The job site was kept clean and organized. The project took place in the pandemic, and my family appreciated the cautions that were taken. Z created a temporary "wall " between the construction and our existing home to allow work to be done. This kept noise and dust to a minimum. I'm grateful to Perry for this.
Costs: Z Construction had the lowest bid for our project. When something came up costing more, a "Change Order" would be made and Perry was sometimes able to compromise on those costs. In a project like this, surprises happen, but I never felt deceived or unfairly charged for extra cost.
In hindsight, I would have done some things differently. This is not a fault of Z, but more of a note to plan a project carefully. Z works from an architectural plan and contract. They do that well, but don't expect design ideas. That's up to you. Bathrooms are expensive, and in hindsight, I would have planned our bathroom better in advance. We hired for tile afterwards and costs were higher than I expected. Also, we have some rainwater issues to deal with. In hindsight, I would have liked to plan that prior to construction. During the flooding event in November of 2021, the new crawlspace filled with water. I would have liked to include better drainage with Z. Again, that's not a fault of Z, but it is important to be proactive in your plan prior to hiring a general contractor.
In summary, I highly recommend Z construction. We would absolutely hire them again for a project.
