I am an investor who has purchased 4 properties in 4 years. I have used Specialty 2x They failed me on both occasions. They missed poor electrical issues (potential fire danger), Dry rot, other do it yourself issues... On a good will effort, I contacted the Owner Mark Kearns. - No help was offered- They only care about the Money. They charged me over 1200 for an Inspection!!!! Search Yelp. you will see what I mean. Others have had similar experiences with this company. Beware!

inspector caused damage to Spanish tiled roof. Then put together a $2,000+ invoice to repair the broken tiles on my roof. Didn't seem to know to walk on the 'overlap' to avoid damage to roof. Wore heavy steel toed boots. 1st negative post I have ever been forced to write online.

I've used Specialty Inspections for 4 years now. Professional, very responsive and good follow up. Mike just did my roof inspection last week and was personalable, customer oriented and answered my questions without rushing. Can tell he has detailed eyes!
